The most dangerous question in Jacksonville custom home construction is "what does it cost per square foot?" The dangerous part isn't the question. It's the answer.
GCs who quote $200 per sqft for a custom home in Northeast Florida are either quoting a tract builder spec, excluding site work and finishes, or competing for a contract they plan to change-order their way through. None of those outcomes serve the homeowner.
This is what custom home construction actually costs in Northeast Florida in 2026, what the numbers include, and how to compare bids intelligently.
The Honest Per-Sqft Ranges for 2026
Entry-level custom (2,000-2,800 sqft, builder-grade finishes, standard lot): $340 to $420 per sqft
Stock or semi-custom cabinetry, standard granite or quartz, LVP flooring throughout, standard windows, spray foam or blown insulation, standard appliances. This is a well-built home — not a tract home — but it's built to a value finish level.
Mid-range custom (2,500-4,000 sqft, mid-high finishes, standard lot): $420 to $550 per sqft
Semi-custom or custom cabinetry, quartz or stone countertops, tile or wood flooring, impact windows throughout (code-required in many Northeast Florida locations), higher-end appliances, custom millwork in primary spaces. Structural upgrades for open floor plan, 10' or higher ceilings.
High-end custom (3,500-6,000 sqft, premium finishes, complex design): $550 to $700+ per sqft
Custom cabinetry throughout, natural stone, wood floors, premium appliance package (Wolf/Thermador/Sub-Zero), custom millwork (coffered ceilings, beams, built-ins), wine room, media room, smart home system integration, whole-home generator. Complex architectural features that require additional engineering.
These ranges apply to Duval County, St. Johns County, Clay County, and Nassau County.
What These Numbers Include
A complete per-sqft number for a Northeast Florida custom home should include:
- Site preparation: clearing, grading, drainage (varies significantly by lot condition)
- Foundation: slab, stem wall, or raised depending on flood zone and design
- Framing: lumber, engineered lumber, structural steel if required
- Roof system: shingles or tile, underlayment, sheathing
- Windows and exterior doors (impact-rated where required)
- Mechanical: HVAC equipment and ductwork
- Electrical: full rough-in and trim, panel, service entrance
- Plumbing: full rough-in and trim, water heater
- Insulation
- Drywall: hang, tape, finish
- Interior finishes: cabinetry, countertops, tile, flooring
- Interior doors and trim
- Exterior finishes: siding or stucco, exterior trim, garage doors
- Painting: interior and exterior
- Permit fees
- Builder overhead and margin
What These Numbers Do NOT Include
Every custom home bid should clearly exclude these — or include them with specific line items:
Lot cost — you pay for the land; the GC doesn't include it
Site work beyond standard clearing and grading:
- Fill if the lot requires raising
- Retaining walls
- Unusual drainage systems
Pool and outdoor living: Pool, screen enclosure, outdoor kitchen, and landscape are almost always separate contracts, not included in the GC's construction number. In Northeast Florida, a pool and screen enclosure adds $85,000 to $200,000 depending on scope.
Impact fees: St. Johns County, Duval County, Clay County, and Nassau County all charge development impact fees at permit issuance. These are the homeowner's cost, not the GC's. St. Johns County fees for a new single-family home can run $12,000 to $25,000 depending on square footage and location.
Design and engineering: Architect fees, structural engineer fees, and survey costs are typically outside the GC contract.
Appliances: Sometimes in the contract, sometimes owner-furnished. Clarify before you compare bids.
Furniture and window treatments: Never in the GC contract.
What Drives Cost Up in Northeast Florida Specifically
Flood zone requirements: Parts of Jacksonville, much of Ponte Vedra Beach, and coastal Nassau County are in FEMA flood zones. Elevated foundations, flood vents, and specific framing details are required. A home that must be built at base flood elevation plus 1 or 2 feet adds $18,000 to $55,000 to foundation and grading costs.
Hurricane impact glazing: Florida Building Code requires impact-resistant windows and doors (or approved storm shutters) throughout Northeast Florida. Impact windows cost significantly more than standard windows — a $15,000 to $40,000 premium on a typical custom home.
Whole-home generator: Standard expectation in Jacksonville and St. Johns County custom homes at the mid-range and above. Whole-home propane or natural gas standby generator with automatic transfer switch: $12,000 to $25,000 installed depending on capacity.
Architectural complexity: Complicated rooflines, cantilevers, tall ceiling vaults, and unusual structural geometries cost more to frame and more to roof. Simple gable and hip roofs cost less than complex intersecting hip and valley designs.
How to Compare Two Custom Home Bids
When you receive bids from two GCs, the per-sqft headline number is meaningless without knowing what each GC included. Ask both to answer these questions in writing:
- Does your number include site work and foundation, or are those separate?
- Are impact windows and doors included?
- Are appliances included? If so, what brands and specifications?
- Is the pool included?
- Are impact fees included?
- What finish level are you assuming for cabinetry? Show me a comp project.
- What's your contingency, and how is it structured?
Two bids with a $80,000 gap between them almost always trace back to different scoping assumptions, not different pricing on the same scope.
