Most subcontractors in Jacksonville work with multiple GCs. Some of those GCs broker everything — they hire subs for every trade and manage the process. Others, like JK Prestige Constructor, self-perform core trades and bring in subcontractors only for specialty work outside their own scope. The operational difference between those two models affects how a sub needs to show up, communicate, and perform.
A self-perform GC does not need you the same way a broker GC does. The framing and drywall are already covered. The roofing goes in-house. What we need from trade partners is precision: licensed, insured, OSHA-compliant crews who can hold to a scope sheet, communicate a 3-week look-ahead, and deliver work that passes inspection the first time. If that describes your operation, working with JK Prestige is efficient and profitable. If it does not, the friction will be visible and expensive for both parties.
This guide covers exactly what JK Prestige expects from trade partners, why we expect it, and what the process looks like from first contact through preferred partner status. Read it before you send in your first bid.
What "Self-Perform" Means in the GC World — and What It Means for You as a Subcontractor
A self-perform general contractor maintains its own craft labor force to execute a defined set of trades. JK Prestige self-performs framing, concrete, drywall, finish carpentry, and roofing. We employ our own crews for these scopes. We do not broker this work to a framing sub or a roofing sub on a per-project basis.
This matters to a subcontractor in two ways. First, the trades you can potentially work on a JK Prestige project are defined: mechanical, electrical, plumbing, tile, flooring, painting, glazing, fire suppression, and specialty work that falls outside JK's self-perform scope. Second, the standard JK's own crews hold themselves to is the standard your crews will be held to on the same site.
If our framers are on the clock by 7 a.m. and running a JSA (Job Safety Analysis) before first cut, and your MEP crew shows up at 9 a.m. without a documented pre-task safety plan, that is a problem we will address immediately. We are not comparing you to some abstract standard — we are comparing you to what we expect from our own people.
Self-perform also means our superintendents know the work. They are not construction managers who have never held a tool. When a JK superintendent reviews your work at inspection, they are not reading the spec sheet for the first time. Shortcuts that pass inspection with an inexperienced GC superintendent do not pass inspection with ours.
Which Trades JK Prestige Self-Performs and Which Are Subcontracted
JK Prestige self-performs: framing (both wood framing and light gauge metal stud), cast-in-place concrete, drywall installation and finishing, finish carpentry (millwork, trim, casework installation), and roofing (shingle, modified bitumen, TPO on low-slope commercial applications).
JK Prestige subcontracts: mechanical (HVAC), electrical, plumbing, fire suppression, tile and stone installation, resilient and hardwood flooring, painting, glazing and curtain wall, elevators, specialty medical equipment installation, and any trade that requires a specialty license outside JK's direct scope.
If you are a mechanical, electrical, or plumbing contractor looking to work with a GC in Jacksonville's commercial and residential renovation markets, JK Prestige has consistent work across those trades. If you are a framing or drywall sub looking for a GC to broker your work, JK Prestige is not the right partner — that work is handled in-house.
How Self-Perform Changes the Critical Path: Own Crews Start Monday Morning
The critical path advantage of self-perform is mobilization time. A broker GC who subcontracts framing starts the clock when they issue an award to the framing sub, then waits for the sub to mobilize — typically 1–3 weeks depending on the sub's backlog. JK Prestige's framing crew is on the site when JK says they are. That is not a scheduling estimate, it is a management decision.
This matters to you as a trade partner because the sequence between self-perform work and your scope is tighter. If JK's framing is scheduled to complete on a Friday, your MEP rough-in window opens the following Monday. There is no buffer for a sub mobilization delay built into the schedule. If you are not ready to mobilize on the date your scope is called, the schedule impact falls on you as a change order cost, not on JK.
When you sign a scope sheet with JK Prestige, you are committing to mobilization on a specific date. We will give you reasonable advance notice — typically 3 weeks, aligned to our 3-week look-ahead schedule. But the commitment runs both ways. We will have the work ready for you. You need to be ready to start.
The JK Trade Partner Vetting Process: What You Need Before First Mobilization
JK Prestige does not mobilize trade partners who have not completed our vetting process. The requirements are not burdensome for a legitimate, licensed contractor. They are a filter that keeps unlicensed operators and underinsured crews off our sites.
Required documents before first mobilization:
DBPR license: Current Florida Department of Business and Professional Regulation license for the trade being performed. Electrical, mechanical, and plumbing contractors must hold a current state-issued license in the applicable specialty. We verify license status through the DBPR online portal before award.
Certificate of Insurance (COI): Current general liability (minimum $1M per occurrence / $2M aggregate) and workers' compensation coverage. The COI must name JK Prestige Constructor as additional insured and certificate holder. The NCCI (National Council on Compensation Insurance) Workers' Compensation classification code on the COI must match the work being performed. A COI listing a desk-job NCCI code for a roofing or framing crew will be rejected.
OSHA 30 certifications: At least one OSHA 30-hour Construction certified competent person for every five field workers on the project. We will ask to see cards, not just a verbal confirmation.
Three GC references: Three verifiable project references from general contractors or owners you have worked with in the last three years. We call references. A reference that cannot confirm on-time completion, quality of work, and communication standards is a yellow flag.
Signed scope sheet: Before mobilization, you sign JK Prestige's line-item scope sheet for your specific scope of work on the project. The scope sheet is the controlling document for your work. See below for more on scope sheet requirements.
OSHA Expectations on JK Project Sites
JK Prestige operates under OSHA's multi-employer citation policy, which means we are liable for safety violations on our sites even when those violations are committed by your crew. That creates a legitimate operational interest in your safety program that goes beyond compliance theater.
Every JK Prestige project requires:
JSA (Job Safety Analysis) before daily work begins: Your competent person completes a JSA for each day's planned work activities before your crew starts work. The JSA identifies the task, the hazards, and the controls. It is documented, signed, and retained. This is not optional.
Competent person designation: Every subcontractor crew on a JK site must have a designated competent person on site at all times. OSHA defines a competent person as one who is capable of identifying existing and predictable hazards and has the authority to take prompt corrective measures. The OSHA 30-hour card is one component of competent person qualification — it is not by itself sufficient for all roles (excavation, scaffolding, and confined space each have additional requirements).
HEPA requirements on occupied sites: On healthcare or occupied commercial projects, your crew must use HEPA-filtered vacuums for any dust-generating work within the construction zone. Standard shop vacs are not permitted.
Personal Protective Equipment (PPE): Hard hat and safety glasses are required in all active construction areas. High-visibility vest required in areas where equipment is operating. Fall protection at 6 feet or above for residential, 4 feet for commercial general industry areas, and at any leading edge.
OSHA violations observed by JK Prestige superintendents result in an immediate stop-work notice to the subcontractor crew. The crew corrects the violation before resuming work. Repeated violations result in removal from the project.
Scope Sheet Requirement: Why JK Requires Line-Item Scope from Every Trade Partner
JK Prestige does not accept lump-sum proposals without line-item breakdown for framing, drywall, or roofing subcontracts — not because we distrust your number, but because a lump sum creates the conditions for a scope dispute.
When the scope changes (and on any renovation project of substance, the scope changes), the change order calculation depends on the unit-cost basis of the original scope. A lump sum gives us nowhere to stand in that calculation. A line-item scope sheet — with quantities, unit costs, and material allowances explicitly stated — gives both parties a fair basis for pricing changes.
JK Prestige's scope sheet format requires:
- Description of work by phase and area
- Material quantities (linear feet of stud, sheets of drywall, squares of roofing, etc.)
- Unit cost and extended total for each line item
- Material specification: manufacturer, product, and specification reference
- Lead time for any long-lead material
- Exclusions stated explicitly (what is NOT included in the scope)
If your bid does not include this level of detail, we will ask you to resubmit. We prefer to resolve scope ambiguity before mobilization, not in the field.
Communication Standards JK Expects
3-week look-ahead updated every Monday: By 8 a.m. Monday of each week, submit an updated 3-week look-ahead for your scope showing planned activities, crew headcount, and material delivery dates for the next three weeks. This is not a hope — it is a commitment. If your look-ahead says you will have four MEP rough-in crews on-site Thursday, we schedule the building inspector's rough-in walk around that milestone.
Daily headcount text: By 7:30 a.m. each workday, text the JK superintendent with your crew count on site. One number. Thirty seconds. If you are sending fewer than planned, say so and say why. This is not surveillance — it is schedule coordination.
RFI response within 48 hours: When JK Prestige issues a Request for Information (RFI) to your crew — a field question about your scope, a clarification on a detail, a coordination issue with another trade — respond in writing within 48 hours. An unanswered RFI stalls the schedule. If you need more time to answer, acknowledge receipt and give a specific response date.
Punch List Standards: What JK Considers Acceptable vs. Unacceptable
JK Prestige's punch list standard is: every item on the punch list for your scope is closed before you invoice for the retainage. A punch list item is not a negotiating chip — it is deficient work that must be corrected.
Unacceptable completion conditions that appear on JK punch lists and must be corrected: drywall screw pops not touched up, joint tape visible under paint, electrical box covers not installed, plumbing fixtures not leak-tested, HVAC startup not documented with commissioning sheet, roofing penetrations not fully flashed, concrete surface blemishes not repaired per spec.
The cost of an unacceptable punch list is real. JK Prestige's superintendent will not sign off on your completion without a closed punch list. Retainage stays held until sign-off. A crew that returns to a project two weeks after demobilization to close punch list items spends more time and money than a crew that finishes clean the first time. Finish clean.
How to Become a Preferred JK Prestige Trade Partner
JK Prestige maintains a preferred trade partner list by trade. Preferred partners are called first when work in their trade opens on a new project. The path to preferred partner status:
- Complete the vetting process and submit all required documentation.
- Execute a test project — typically a smaller scope with more oversight — where JK evaluates safety compliance, schedule adherence, scope execution, and communication discipline.
- Receive a post-project evaluation from the JK superintendent. A positive evaluation (schedule met, punch list closed first time, no safety incidents, communication standards maintained) puts you on the preferred list.
- Preferred status is maintained through continued performance. One project with schedule failure or repeated safety citations moves you off the preferred list.
The timeline from first contact to preferred partner status is typically 90–120 days, which is roughly the length of a test project from award through final closeout.
What to Expect from JK as a GC: Direct Communication, Fixed Scope, On-Time Payment
Working with JK Prestige as a trade partner comes with specific commitments on our side.
Direct communication: The JK superintendent on your project is reachable by phone. Not a project management portal that takes 48 hours to generate a response — a person who answers calls. When there is a field issue on your scope, you talk to the superintendent directly.
Fixed scope: JK Prestige writes scope sheets that define what we are asking you to do. We do not change the scope verbally and then dispute the change order later. Scope changes are issued in writing, priced against the line-item scope, and authorized before your crew executes the change.
On-time payment when milestone is verified: JK Prestige pays on the schedule defined in the subcontract — typically net 30 from verified milestone completion. Verified means the superintendent has confirmed the work is complete and inspected. Retainage is released when the punch list for your scope is closed. We do not hold retainage after punch list close as a cash management strategy. If your work is done and clean, you get paid.
