A straightforward asphalt shingle replacement on a residential home in Jacksonville takes 1 to 2 days of active installation. A standing seam metal roof on the same home takes 3 to 5 days. A TPO flat roof on a commercial property moves at roughly 1 day per 5,000 square feet. Those are the baselines. What extends the timeline — and what JK Prestige does to compress it — is what this post covers.
Plan around the real numbers, not best-case assumptions.
How Long Does a Roof Replacement Take in Jacksonville: By System
Asphalt Shingle: 1 to 4 Days
For a standard asphalt shingle replacement on a residential roof with a simple gable or moderate hip configuration, JK's crew completes tear-off, deck inspection, underlayment, and full shingle installation in 1 to 2 days.
What pushes asphalt shingle jobs toward 3 to 4 days:
- Complex hip-and-valley geometry. Every valley intersection requires cut shingles, additional flashing, and careful alignment. A 3,000 square foot home with a complicated roofline takes longer than a 3,500 square foot home with a basic hip configuration.
- Multiple penetrations. Skylights, chimneys, multiple pipe boots, solar panel penetrations — each requires custom flashing and step-flashing work that adds time.
- Deck damage found at tear-off. If the existing decking has soft spots, delamination, or rot, we replace damaged panels before laying underlayment. We identify most deck issues during the free 24-point inspection, but some damage is only visible after the old shingles come off.
- Story count. Two-story or steep-pitch roofs require additional safety rigging and slower material staging. A 12/12 pitch is not the same production rate as an 8/12.
JK holds GAF Master Elite, CertainTeed Select ShingleMaster, and Owens Corning Preferred certifications. These programs require demonstrated installation standards — not just paperwork — which is relevant to timeline: a certified crew does the job right the first time rather than returning for corrections.
Standing Seam Metal: 3 to 5 Days
Standing seam metal roofing is a fundamentally different installation process from shingle work. Most of the added time comes from two sources: panel fabrication and precision fitting.
JK's crews use on-site rollforming for many residential standing seam projects. The metal coil is delivered, and panels are fabricated to the exact measured length of each roof run on a portable rollformer in the driveway. This eliminates the seam alignment problems that come from factory-cut panels that are 1/8 inch off. It adds a few hours to day one, but it improves the finished product.
The installation sequence for a residential standing seam roof:
- Tear-off and deck inspection (same as shingle)
- Underlayment installation — Florida Building Code (FBC) requires a secondary water barrier on most residential roofs in Florida, and standing seam benefits from a quality synthetic underlayment
- Clip installation — concealed clips fasten to the deck; panels attach to clips, not the deck directly
- Panel rollforming (if on-site) and staging
- Panel installation, running from eave to ridge
- Seaming — panels are mechanically seamed at the standing ribs using a powered seaming tool; this is what creates the watertight lock and is the most time-sensitive part of the job (cannot leave un-seamed panels overnight in a rain forecast)
- Trim, flashing, and ridge cap
- Final inspection
A 2,500 square foot residential roof with moderate complexity runs 3 to 4 days. Add a full day for roofs with significant penetrations, dormers, or mixed-pitch sections.

TPO Commercial Flat Roof: 1 Day Per 5,000 Square Feet (Roughly)
Thermoplastic polyolefin (TPO) is the most common single-ply membrane system for commercial flat roofs in North Florida. Installation speed is one of TPO's advantages — a two-person crew with a hot-air welder covers approximately 4,000 to 6,000 square feet of field membrane per day, depending on seam frequency and penetration count.
A 10,000 square foot commercial roof runs 2 to 3 days including tear-off, insulation board installation, membrane installation, seam welding, penetration flashing, and edge metal. A 25,000 square foot warehouse roof runs 5 to 7 days.
What slows a TPO job down:
- Penetration density. Restaurant rooftops with HVAC curbs, exhaust fans, and grease duct penetrations at every 200 square feet are significantly slower than an open warehouse roof.
- Substrate condition. If the existing rigid insulation is wet or compressive, it must be replaced before membrane goes down. Wet insulation under new TPO creates waves and reduces thermal performance.
- Code-required wind uplift uplift ratings. Duval County falls within a Florida high-velocity wind zone in some areas; the deck attachment pattern for insulation boards may be prescriptive per FBC, adding fastener count.
Modified Bitumen: Comparable to TPO, Slightly Slower
Modified bitumen (mod bit) comes in two formulations: atactic polypropylene (APP), which is torch-applied, and styrene-butadiene-styrene (SBS), which is cold-adhesive or heat-welded. Both are multi-ply systems — typically a base sheet plus one or two cap plies.
Compared to TPO, modified bitumen installs at roughly 10 to 15% slower rates because of the multi-ply layering process. A 10,000 square foot torch-applied APP installation runs 3 to 4 days. Cold-applied SBS on the same footprint runs similar.
Modified bitumen is also used as a recover system over existing membrane in cases where the existing deck is sound and the overall assembly allows it — in that configuration, tear-off time is eliminated.

What Extends the Timeline Beyond Installation Days
Permit Pull in Duval County
Duval County (City of Jacksonville) requires a roofing permit for replacements involving more than 25% of the roof area. JK pulls permits on every qualifying job — no exceptions.
Permit issuance times through the City of Jacksonville's building department vary. Standard residential roofing permits typically process in 3 to 7 business days via online submission. Expedited review is available for an additional fee. JK submits permit applications within 24 hours of contract signing, so the clock starts immediately.
On jobs where an inspection is required after installation (which varies by scope and municipality), the final inspection scheduling can add 1 to 2 business days to project close.
Material Delivery Lead Times
Asphalt shingles from GAF, CertainTeed, or Owens Corning are typically in local distributor stock for standard colors. Lead time: 1 to 3 business days. Special colors or premium product lines — CertainTeed Landmark Pro, Owens Corning Duration Designer — may run 5 to 10 business days.
Standing seam metal coil lead times depend on gauge, finish, and color. Pre-painted Kynar 500 coil in standard colors: 5 to 10 business days. Custom colors or heavier gauges: up to 3 weeks.
TPO and modified bitumen membrane from Carlisle SynTec or Firestone is generally available through local commercial distributors within 3 to 5 business days. JK's Carlisle SynTec and Firestone certifications give us priority fulfillment on orders.
JK identifies material lead times during the preconstruction phase — before contract signing — so the installation start date reflects reality, not an optimistic assumption.
Weather Windows in Jacksonville
Jacksonville averages 53 inches of rainfall per year, distributed year-round. Afternoon thunderstorms are routine from May through September. Most roofing systems have installation restrictions:
- Asphalt shingles cannot be installed below 40°F (irrelevant in Jacksonville most of the year) or in active rain
- TPO membrane seam welding requires dry conditions; wet seams compromise weld integrity
- Torch-applied modified bitumen requires dry substrate
JK schedules around National Weather Service forecasts with a 48-hour planning window. This occasionally pushes an installation start by one day. When mid-installation rain arrives, crews secure open sections and cover exposed decking before leaving the jobsite.
What JK Prestige Does to Minimize Disruption
JK's roofing division operates as a self-perform trade — our own crews, not brokered labor. That matters for timeline because:
- Scheduling is direct. We don't wait for a subcontractor to have availability. When JK commits to a start date, a JK crew shows up.
- Material coordination is in-house. Our project principals track lead times and order material at contract signing, not the week before the job.
- Permit application is day-one. We file the permit application within 24 hours of signed contract, not after material arrives.
