The underlayment is the real story with tile roofs: Tile itself lasts 50+ years. The 15-pound felt underlayment installed under most pre-2005 tile roofs lasts 20–25 years. When your tile roof starts leaking, the tile is usually fine — the underlayment has failed. A full underlayment replacement (tiles removed, new underlayment installed, tiles reset) is often the right repair rather than a full system replacement. We assess this honestly and put the recommendation in writing.

Florida requires tile products to pass TAS 100 (wind resistance) and TAS 101 (static air pressure) testing. Products that pass receive Florida Product Approval. We only install tile with current Florida approval and install using the manufacturer's specified attachment method.
