Rubber Membrane • 45 mil & 60 mil • Seam Repair & Replacement • Commercial & Residential
EPDM (ethylene propylene diene monomer) rubber membrane has been used in commercial roofing for over five decades. It is flexible, durable, and handles Florida's UV exposure and temperature extremes well. Unlike TPO, EPDM cannot be heat-welded — its seams are bonded with EPDM-specific lap splice adhesive and seam tape, which requires different installation skill and the right materials. JK Prestige Constructor Corp installs and repairs EPDM systems on commercial buildings, multi-family properties, and residential flat roof sections throughout Jacksonville. We use Carlisle SynTec and Firestone EPDM systems with current Florida Product Approval. When the EPDM membrane is sound but aging, we can apply an approved reflective coating to extend service life and improve energy performance — and we present this option honestly when repair makes more sense than replacement. Free inspection, written scope, no pressure.
60 mil Carlisle or Firestone EPDM membrane. Fully adhered or mechanically attached per wind uplift requirements. Lap splice adhesive seams with 3" seam tape reinforcement. Florida NOA compliant installation.
Failed seam sections cut back to sound membrane. Surfaces cleaned with EPDM primer. Fresh EPDM lap adhesive applied and seam tape reinforced. The only correct approach for failed EPDM seams — not lap caulk.
Punctures, tears, and blisters repaired with EPDM patch material and compatible adhesive. Blister repair includes moisture extraction before patching. All patches color-matched and edge-sealed.
Acrylic or silicone reflective coating applied over structurally sound black EPDM. Converts dark absorbing surface to reflective cool roof. Extends membrane life 5–10 years. Cost $1.50–$3.00/sqft.
Visual inspection and probe testing for subsurface moisture. Seam integrity check. Drain assessment. Written report identifying repair scope or replacement recommendation within 48 hours.
For new installation: full tear-off or substrate preparation. For repair: failed areas cut back, cleaned, and primed with EPDM-compatible primer. No patching over contaminated surfaces.
New membrane rolled and positioned. Seams bonded with EPDM lap splice adhesive. Seam tape applied over all laps. Patches installed with compatible adhesive and reinforced tape perimeter.
Parapet wall base flashing replaced. HVAC curb and pipe penetration flashing sealed with EPDM liquid flashing or reinforced flashing tape. Drain collars inspected and replaced as needed.
Water test at repair and seam areas. Before-and-after photography. Written repair report with materials used. Warranty documentation provided for new installations.
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane used on flat and low-slope roofs. Available in 45 mil and 60 mil thicknesses, in black or white. EPDM is flexible, UV resistant, and handles Florida's temperature extremes well. It has been widely used in commercial roofing for over 50 years.
Properly installed EPDM with reinforced seams typically lasts 25–35 years in Florida. Black EPDM absorbs more heat than white TPO, which can shorten service life somewhat. White-faced EPDM performs similarly to TPO for energy efficiency.
EPDM seams use EPDM-specific bonding adhesive and seam tape. Unlike TPO, EPDM cannot be thermally welded. Seam failure occurs when the adhesive bond deteriorates, especially with standing water or repeated thermal cycling. Repair requires fresh EPDM lap splice adhesive and reinforced seam tape — not lap caulk.
Yes. Acrylic or silicone roof coatings applied over sound black EPDM create a reflective surface that reduces cooling loads and extends membrane life. Coating typically costs $1.50–$3.00 per square foot and is a cost-effective option when the membrane is structurally sound with 5–10 years of life remaining.
Free inspection. Written scope. System-specific materials. No pressure.
