Why generic sealant fails on flat roofs: Lap caulk and roof sealant products are not compatible with TPO or EPDM membranes for more than 1–2 seasons. They expand and contract at different rates than the membrane, crack, and allow water intrusion at the repair point. Proper TPO seam repair requires a hot-air welder. EPDM repair requires EPDM-compatible splice tape or liquid membrane. We use the right material for each system.

The most common causes: failed seams (TPO and EPDM seams separate with thermal cycling), drain blockage causing ponding water, flashing failure at parapet walls and penetrations, and membrane punctures from foot traffic or HVAC work. UV degradation accelerates membrane breakdown in Florida's sun exposure.
If more than 25% of the membrane surface shows cracking, alligatoring, or subsurface moisture saturation, replacement is more cost-effective. Single seam failures and isolated punctures almost always warrant repair. We present both options in writing and recommend honestly.
Yes. TPO seam repairs require a hot-air welder to properly re-weld failed seams. Lap caulk is a temporary patch. We use the same welding equipment used during original installation to ensure repair bond strength matches the original seam.
